ValmaDesign-build remodeling

Same house.
Different life.

Valma is a design-build remodeler in the Carolinas. Kitchens, bathrooms, additions and whole-home renovations, drawn and built by one team, so nobody hands your project to a stranger halfway through.

Before

After

Drag the handle to see the same kitchen before and after. Fort Mill, eleven weeks.

Most remodeling goes wrong before anyone picks up a hammer.

It goes wrong in the estimate that was never a real number, in the permit nobody filed until week six, and in the trades who arrive in the wrong order and undo each other’s work.

We design and build under one roof, which means the person who drew your kitchen is accountable for what it costs to build it. You get a dated schedule before we start and a written update every Friday until we finish.

Working across North Carolina and South Carolina since 2012 — Charlotte, Fort Mill, Rock Hill, Tega Cay, Lake Wylie, Indian Land, Waxhaw, Matthews, Pineville and Belmont.

What we build

Six things, done properly, rather than everything done once.

How a project runs

In order, because the order is the whole job.

  1. Walkthrough

We come to the house, measure, and talk about money on the first visit. If the budget and the brief do not meet, you find out then rather than after you have paid for drawings.

    One visit

  2. Design and selections

Drawings, elevations and a fixed scope. You choose cabinetry, tile and fixtures against a real allowance, so the number you sign is the number you pay.

    3 to 6 weeks

  3. Permits and schedule

We file the drawings, book the trades and hand you a dated schedule. This is the step most homeowners are never shown, and it is where delays are actually created.

    4 to 10 weeks

  4. Build

One project lead on site, the same person on the phone. You get a written update every Friday with what happened, what is next and anything that moved.

    Per schedule

  5. Punch list and warranty

We walk the job with you and write down everything, however small, then finish it before we invoice the balance. Two-year workmanship warranty from that date.

    1 to 2 weeks

What clients say

They told us in the first meeting that our budget would not cover the addition and the kitchen in the same year. Nobody else had been that direct. We did the kitchen, and we are doing the addition now.
Marisol R., Fort Mill, SC
Kitchen renovation
We lived in the house the whole nine months. There was always a working bathroom and a working kitchen, because they planned it that way, not because we got lucky.
David & Anne T., Waxhaw, NC
Whole-home renovation
The shower had been leaking into the wall for years and two people had already looked at it. Valma opened it up, showed us the photographs, and rebuilt it properly. Three years on, nothing.

The questions we get first

If yours is not here, call (629) 366-6162.

  • A bathroom generally runs from the high five figures; a kitchen from the low six. The range is wide because most of the cost is structural and mechanical work you cannot see from a photograph. We give you a real number after the walkthrough, not a figure per square foot.

Start with a walkthrough.

An hour at your house, with measurements and an honest conversation about budget. No charge, and no drawings to pay for before you know whether the numbers work.
